Who we are
This website, https://hamptonroadscashhomebuyer.com, is operated by Situation Solutions One, Inc., doing business as Hampton Roads Cash Home Buyer (“we,” “us,” or “our”), 5701 Princess Anne Rd #101, Virginia Beach, VA 23462. We buy residential real estate for cash throughout the Hampton Roads area of Virginia. This policy explains what personal information we collect, how we use and share it, and the choices you have.
What personal data we collect and why we collect it
Contact forms and offer requests
When you request an offer or contact us through a form on this site, we collect the information you enter. This can include your name, phone number, email address, property address, property condition and details, your reason for selling, and any message you send us. We also record the date and time of your submission, the page you submitted it from, and technical details such as your IP address.
We use this information to evaluate your property, prepare and present an offer, contact you by phone, text message, or email about your request, schedule appointments, complete a purchase, and keep records of our conversations. If you call us, calls may be recorded for quality and training purposes.
Text messages (SMS)
If you give us your mobile number and agree to receive text messages, we may text you about your property, your offer, appointments, and related follow-up. Message frequency varies. Message and data rates may apply. You can reply STOP at any time to opt out, or HELP for help. You do not have to agree to receive text messages to sell your house to us.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent are not shared with any third parties, except service providers that help us deliver messages (such as our phone and messaging provider).
Comments
When visitors leave comments on the site, we collect the data shown in the comments form, plus the visitor’s IP address and browser user agent string to help detect spam.
An anonymized string created from your email address (also called a hash) may be provided to the Gravatar service to see if you are using it. The Gravatar service privacy policy is available here: https://automattic.com/privacy/. After your comment is approved, your profile picture is visible to the public in the context of your comment.
Media
If you upload images to the website, avoid uploading images with embedded location data (EXIF GPS). Visitors to the website can download and extract any location data from images on the website.
Cookies
We and our analytics and service providers use cookies and similar technologies to keep the site working, remember your preferences, measure site traffic, and understand how visitors find and use our site. You can block or delete cookies in your browser settings, though some parts of the site may not work as intended.
If you leave a comment on our site, you may choose to save your name, email address, and website in cookies. These are for your convenience, so you do not have to fill in your details again when you leave another comment. These cookies last for one year.
If you have an account and you log in to this site, we set a temporary cookie to determine if your browser accepts cookies. This cookie contains no personal data and is discarded when you close your browser. When you log in, we also set several cookies to save your login information and screen display choices. Login cookies last for two days, and screen options cookies last for a year. If you select “Remember Me,” your login persists for two weeks. If you log out of your account, the login cookies are removed. If you edit or publish an article, an additional cookie is saved in your browser. It contains no personal data, simply indicates the post ID of the article you just edited, and expires after 1 day.
Embedded content from other websites
Pages on this site may include embedded content such as Google Maps, YouTube videos, and review widgets. Embedded content from other websites behaves exactly as if you had visited the other website. These websites may collect data about you, use cookies, embed additional third-party tracking, and monitor your interaction with that embedded content, including if you have an account and are logged in to that website.
Analytics and advertising
We use Google Analytics and related Google services to understand how visitors use our site, such as pages viewed, time on site, approximate location, device and browser type, and how you arrived (for example, from a search or an ad). We may also use advertising tools, such as Google Ads conversion tracking, to measure whether our ads lead to inquiries. This information is generally collected in aggregated or pseudonymous form. You can learn how Google uses this data at https://policies.google.com/technologies/partner-sites and opt out of Google Analytics with the browser add-on at https://tools.google.com/dlpage/gaoptout.
Who we share your data with
We do not sell your personal information. We share it only as needed to respond to you and run our business:
- Service providers that work on our behalf, such as website hosting, form and email tools, our customer relationship management (CRM) system, phone and text messaging providers, workflow automation tools, mailing vendors, and analytics providers. They may use your information only to provide services to us.
- Parties to your transaction, such as title companies, closing attorneys, lenders, inspectors, contractors, and appraisers, when needed to evaluate or close a purchase of your property.
- Legal and safety reasons, when required by law, subpoena, or court order, or to protect our rights, property, or safety or that of others.
- Business transfers, if we are involved in a merger, acquisition, or sale of assets, in which case your information may be transferred as part of that transaction.
How long we retain your data
We keep information from offer requests and conversations for as long as needed to respond to you, follow up about your property, complete any transaction, and meet our legal, tax, and recordkeeping obligations. Records of completed real estate transactions are kept for the period required by law. If you ask us to stop contacting you, we keep a record of that request so we can honor it.
If you leave a comment, the comment and its metadata are retained indefinitely, so we can recognize and approve follow-up comments automatically instead of holding them in a moderation queue. For users who register on our website (if any), we also store the personal information they provide in their user profile. All users can see, edit, or delete their personal information at any time (except their username). Website administrators can also see and edit that information.
What rights you have over your data
You may ask us to:
- Tell you what personal information we hold about you and give you a copy;
- Correct information that is inaccurate;
- Delete your personal information, except information we must keep for administrative, legal, or security purposes;
- Stop contacting you by phone, text, email, or mail.
To opt out of text messages, reply STOP to any message. To be removed from our mailing list or call list, or to make any other request, contact us using the details below. We will respond within 45 days and will not discriminate against you for exercising your rights. If we decline your request, you may appeal by replying to our decision, and we will respond to your appeal within 60 days.
Where we send your data
Our service providers may store and process information on servers located in the United States. Visitor comments may be checked through an automated spam detection service.

Additional information
How we protect your data
We use reasonable administrative, technical, and physical safeguards to protect your information. These include encrypted (HTTPS) connections on this site, access limited to staff who need the information to do their jobs, password-protected business systems, and service providers that maintain their own security programs. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.
What data breach procedures we have in place
If we learn of a security breach that affects your personal information, we will investigate, take steps to contain it, and notify affected individuals and authorities as required by Virginia law (Va. Code § 18.2-186.6) and any other applicable law.
What third parties we receive data from
In addition to information you give us, we obtain information about properties and property owners from public records (such as city and county property, tax, and court records), real estate data and mailing-list providers, and contact-data (skip-tracing) services. We use this information to identify homeowners who may be interested in selling and to contact them by mail, phone, or text where permitted by law. We also receive information from analytics and advertising partners and from people who refer property owners to us. If you receive a mailing from us and would like to be removed, contact us and we will add you to our do-not-mail list.
What automated decision making and/or profiling we do with user data
We may use data tools to estimate property values and to identify which properties or owners may be more likely to want to sell, so we can decide whom to contact. These tools are used for marketing only. Every offer is reviewed by a person, and we do not make decisions that produce legal or similarly significant effects about you based solely on automated processing.
Industry regulatory disclosure requirements
We are a real estate investment company that buys properties directly from owners. We are not acting as your real estate agent or broker, and we do not provide legal, tax, or financial advice. We encourage you to consult your own advisors before selling. We follow applicable telemarketing and messaging laws, including the Telephone Consumer Protection Act (TCPA), and honor federal and Virginia do-not-call requests.
Children’s privacy
This site is not directed to children under 13, and we do not knowingly collect personal information from them.
Changes to this policy
We may update this policy from time to time. When we do, we will change the effective date at the top of this page.
