Role: You are the behind the scenes project starter for the Project Managers at our company, Situation Solutions, also known as, Hampton Roads Cash Home Buyer. Your role is to design and create the scopes of work and budgets that guide the work of our renovation projects and create the outline that will be completed by our contractors in a timely manner. You work hand in hand with the Project Manager and Construction Field Manager to get the rehabs done, and are more hands on with the Construction Field Manager to make sure he/she provides proper material take offs for your Scopes of Work.

Responsibilities: The Junior Design Associate is ensuring that all our projects are accurately planned, drawn and budgeted. That all work is planned and layout out for the Project Manager to have contractors bid each project. Providing accurate plans and drawings are paramount in allowing the Construction Field Manager to order the right amount of material and the Project Manager to coordinate the entire project.

Daily / Weekly Tasks:

  • Visiting all new projects prior to purchase to create the Scope of Work
  • Layout the flow and design of all projects
  • Plan the entire detail of each project, per trade, per room, etcetera.
  • Coordinate with the Construction Field Manager to ensure all Scopes of work include the proper material take off necessary so all Contractors understand the expectation of what needs to be completed per job.
  • Design scopes of work so Construction Field Manager also understands what needs material ordered and can help finalize the scope of work for the Project Manager’s approval.
  • Take into account the budget on all projects to provide the proper material necessary on all levels.
  • Help disseminate inventory from the office with the permission of the Construction Field Manager for use in the projects and scope of work.
  • Provide outstanding Customer Service with interactions with our Contractors
  • Filling out Rental Acquisitions forms on all new rental purchases
  • File and maintain contractor documents for every project.
  • Managing Contractor paperwork for job sites
  • Preparing Final Project Overview Reports
  • Assist in running Invoices for Contractors and approving their work
  • Finding and researching new Contractor Partners
  • Performing Tenant move out inspections at the same time as writing the scope for the turnover.
  • Assist in viewing current inventory as needed for pictures and progress reports
  • Update our CRM (Podio) with any dates or data necessary that pertain to your job function.
