Role: You are the lead role for the Project Management Department at our company, Situation Solutions, also known as, Hampton Roads Cash Home Buyer. Your role is to schedule the details and progress of our renovation projects and recruitment and retention of our subcontractors to ensure our projects are completed on a timely manner. You work hand in hand with the Construction Field Manager and Construction Design Manager to get the rehabs planned, and are hands on with the communication to all Contractors. Ultimately every project is your baby to handle.
Responsibilities: The Production Manager is ensuring that all our projects are moving forward together. That all contractors work is scheduled properly and done to our specification and quality on each project. Managing the project timelines and schedules for each subcontractor to ensure the most effective use of everyone’s time. Planning internally for the delivery and order of all material and verifying the demo and scopes of work prior to sending them out for bids.
Daily / Weekly Tasks:
- Establish Budgets for all Projects
- Communicating with contractors for all rehab projects.
- Interacting with the other members of the team, specifically construction field manager and property manager and construction design manager.
- Responding to emails immediately
- Overseeing Invoice control
- Overseeing Inventory Control
- Visit current inventory weekly for pictures, if necessary having the Construction Field Manager visit some projects on Monday and submit field reports.
- Maintaining an awesome relationship with our contractors
- Providing outstanding customer service to all contractor partners
- Running Final Project Audits to make sure all paperwork is complete and budgets are finalized.
- Finding and onboarding new contractors for our projects
- Site visits to projects to maintain quality control
- Create Final Punchlists on projects nearly completion prior to Quality Control Inspections.
- Working alongside the Construction Field Manager and Construction Design Manager to update our CRM (Podio) with contractor information and data so we can have a database with accurate information pertaining to budgeting and past jobs of contractors we work with.
- Manage, train and support the Construction Field Manager and Construction Design Manager.
- Handling any work over flow for Rental Production Manager and filling in when they are unavailable.
