Transaction Coordinator

Role: The Transaction Coordinator is to be actively involved in all functions that directly impact the sale of wholesale properties. The Transaction Coordinator is imperative to making the buying and selling process as smooth as possible and to making the clients feel at ease about selling their home. The established systems are designed to support the goal of maximizing profits and organization in the sale process from offer, to closing.

Responsibilities: As the Transaction Coordinator, you are responsible for transactions and communication between the seller and the buyer on our Transactions. It is also your responsibility to work with our title company, Jenny Colon, to ensure the property has a clear title, meaning no liens are listed on the deed, and the HUD is properly prepared.

4 Types of Transactions to Coordinate:

  1. Wholesale– We provide exclusive inventory to rehabbers in the marketplace at deep discounts off retail prices.
  2. Rehab– We have made the decision to purchase this property (using cash or a lender) and renovate it.
  3. Rental– We have bought the deal in a creative way so we can keep it as a rental or a rent to own. This creates profit down the line and the ability to make money monthly. We hold these for inventory in our limited liability company’s name, Situation Solutions LLC.
  4. Retail– We have bought the property, renovated it, and now we are ready to sell it on the MLS to a homebuyer.

Tasks:

  • Be the liaison between Situation Solutions One, Inc. and sellers and buyers.
  • Customer Service to clients selling their homes, walking the clients through the process of selling their home.
  • Regularly update & maintain communication with clients, agents, title officer, lender etc.
  • Answer any questions the buyers or sellers have with accurate answers
  • Ensure all steps are completed efficiently and promptly.
  • Provide proactive weekly feedback to sellers regarding all showings and marketing activities.
  • Obtain all necessary signatures on listing agreement, disclosures and other
    necessary documentation.
  • Verify vacancy prior to closing.
  • Verify homes have free and clear titles.
  • Consult & coordinate with sellers all property photos, staging, repairs, cleaning, signage, lockbox, access requirements & marketing activities.
  • Input accountability numbers weekly
  • Input listings for sale on the retail marketplace
  • Coordinate closings into a smooth transaction
  • Relay closing related information back to the acquisition department
  • Work with our attorney to verify EMD’s have been deposited
